I know this isn’t about real estate, but I thought it was important enough to share. I had no idea this program existed until a few days ago, and if it helps a local nonprofit without costing us anything, I think more people should know about it.

When Amazon discontinued AmazonSmile, I assumed those “shop and give back” programs were a thing of the past.

I was wrong.

I’ve been shopping at King Soopers, City Market, and Fry’s for years, and I only recently discovered Kroger Community Rewards.

Here’s the best part:

• It doesn’t cost you anything.

• You still earn all of your fuel points.

• You still receive your digital coupons and sale prices.

• Kroger makes a donation to the nonprofit you choose every time you shop using your Shopper's Card.

I recently changed my Community Rewards organization to Rocky Mountain Wildlife Alliance after reading about the incredible work they’re doing to care for wildlife affected by the Colorado wildfires. But the beauty of this program is that you can choose the nonprofit that means the most to you. There are thousands of participating organizations, including animal rescues, veterans’ organizations, schools, food banks, churches, youth groups, and many more.

How to Enroll

It only takes a couple of minutes:

1. Log in to your King Soopers, City Market, Fry’s, or Kroger account.

2. Click your name and select My Account.

3. Select Community Rewards.

4. Search for the nonprofit you’d like to support.

5. Click Enroll or Save.

That’s it.

From then on, every eligible grocery purchase helps support your chosen nonprofit—at no additional cost to you. You still receive all of your fuel points, digital coupons, and other rewards. It's one of those rare "set it and forget it" programs that keeps working every time you shop.

I honestly wish I had known about this years ago. If I didn’t know it existed, I’m guessing I’m not the only one.

If you already participate, that’s wonderful. If not, take two minutes today and pick an organization that matters to you. It’s one of the easiest ways I’ve found to support a good cause while simply doing something I was going to do anyway.

When you want to sell your home — take me seriously about cleaning, clearing, and doing minor maintenance.

Now, I get it if you’re out of state. I’ll help however I can. But if you actually want to sell your home — and sell it for more money — you’ve got to make it pristine and look like no one lives there. Even if you do!

I can’t tell you how many times I’ve been told, “Oh, it’s ready!”
Then I stop by before the photographer arrives, and… let’s just say I’ve seen things I can’t unsee.

Kleenex boxes everywhere. On counters, dressers, end tables—like I had accidentally wandered into the National Kleenex Museum.

Are we so hypnotized by commercials that we don’t even see them anymore?
They come in the worst designs imaginable — bold florals, neon swirls, geometric confusion — all shouting “Kleenex!” across the room. Some people even put decorative covers over the decorative covers, but that little puff still pokes out the top like a white flag of surrender.

GET RID OF THEM!

And that’s just the start.

I’ve walked into homes with a full Kokopelli shrine proudly displayed in the hutch, fridge galleries of cruise-ship friends you haven’t seen since the buffet line held up by insurance agent magnets, and — brace yourself — shower chairs left in the shower.
(Spoiler alert: no buyer has ever said, “Wow, I hope the shower chair conveys.”)

Old shower curtain liners with mystery muck at the bottom. You know what I’m talking about. How much is a new one? 5 bucks max?

Sticky counters. Sticky floors. Both odes to the daily bacon eater and who knows what else.

Toothbrushes and — And God help me, the dreaded tongue scraper — the deal killer of all deal killers.

Blech! OMGosh, just the thought conjures up an image!

Then there’s that box of Depends sitting conveniently on the bathroom shelf, and the pillow on the bed — you know, that pillow. The one you… ahh, never mind. Let’s just say it’s seen things too.

And don’t even get me started on the teal and pink 1980s Southwest furniture that came with the trailer — the hide-a-bed couch that’s been through two decades of Murder, She Wrote and enough meals to qualify as a dependent. It’s time. Let it go. Let it go. Breathe deeply and picture yourself letting it go.

Listen, you can have the most beautiful home on the market, but once someone locks eyes with your tongue scraper, it’s over. They’re gone. Probably still shuddering in the car and looking for a trauma therapist.

And one more thing — when I say declutter, I’m not being negative about your personal items. I’m not judging your style or your stuff.
I’m telling you to pack them up or give them away.
They’re part of your story, but buyers need to imagine theirs.

A few years ago, you could sell any home in a weekend and get multiple offers.
Those days are gone.

With many properties in queue to be listed this coming October, and you think yours is so special that it’ll sell with your sweat stained Barcalounger and half-burned candle graveyard, you’re in for a reality check.

Buyers notice everything.
So, let’s make them notice the good stuff — not your cold season stockpile, your “dining” couch that’s seen more dinners than Denny’s on BOGO day, or your proudly displayed COVID-era bidet (like that’s something buyers actually ask for).

Make It Look Clean — Like It’s Brand New

Declutter. Get rid of some of that furniture. Take everything off the walls.

And for the love of showings, do a little maintenance:

• Replace the burned-out light bulbs.

• Swap your AC/heat pump filter.

• Maybe change that 1990s ceiling fan with the frosted globes and the clinging dust.

• Paint the walls if they're dirty, patched to death, or look like a game of Whac-A-Mole played with spackle.

None of this is criticism — it’s strategy.
When I tell you to declutter, I’m not judging your taste or your memories.
I’m telling you to pack them up or pass them on, because buyers need to picture their lives, not yours. I want them to look at the house not your CPAP machine humming in the corner.

If you’re not sure where to start, ask me to swing by.
But fair warning — I’m not coming over to sugarcoat anything.
I'm going to be candid about what I'd change.

So put on your big boy or big girl pants, and let’s get your home ready to sell.

And remember — I have an awesome photographer. He can edit the heck out of photos, but he can’t perform miracles. He deals in optical optimism, not miracles.

And if you ignore my advice, don’t come calling to ask why your home isn’t selling — because I’m going to tell you straight out.

The “Handling Both Sides of the Deal” Assumption

There’s a phrase that shows up in real estate conversations so often that it has started to sound like accepted truth.

“You’re handling both sides of the deal.”

It’s usually followed by another assumption:

If one agent is involved with both the buyer and the seller, the transaction must be easier — and the compensation should therefore be lower.

On the surface, that sounds logical.

In reality, very little about the transaction actually becomes easier.

Contracts still need to be written, reviewed, and presented.
Deadlines still need to be tracked.
Inspections still need to be negotiated.
Lenders, title companies, and escrow still require coordination.
Questions still need to be answered — sometimes repeatedly and immediately.

The only real difference is the structure of communication.

Instead of one agent speaking with another agent who then speaks with their client, the conversations often happen directly with the parties involved.

That doesn’t eliminate responsibility.
If anything, it condenses it.

When one agent is involved with both sides, the role requires careful balance. Confidential information must remain confidential. Motivations cannot be shared. Advice must be delivered thoughtfully without disadvantaging either party.

It doesn’t make the process easier — it just changes where the responsibility sits.

How This Assumption Shows Up in Real Life

Recently, I received a call from a buyer who wanted to write an offer on one of my listings.

Within the first 60 seconds of the conversation, she explained the price she intended to offer — and that I would be expected to reduce my compensation because I would be “handling both sides of the deal.”

It was clear this idea hadn’t come from experience.
It sounded more like something that had been passed along — friend to friend — and was now real estate folklore.

When I explained that this isn’t how I structure my business, she decided to have her own agent prepare the offer instead.

That raised an interesting question:

If you already have representation, why are you calling the listing agent?

In the end, the offer was written by her agent, who was offering slightly less compensation than what I had outlined.

The difference came out to about $675.

In the context of a real estate transaction — where price negotiations, inspection outcomes, and closing terms can move the financial needle significantly — that represents a very small percentage difference in compensation.

Especially when weighed against the potential advantages of working with someone who knows the property, understands the seller’s priorities, and has experience with how offers are typically received and evaluated in this specific community.

To be clear, I am not suggesting that buyers should always work directly with the listing agent. In many situations, having independent representation is extremely valuable. That discussion deserves its own post.

But this situation highlighted something I see fairly often.

Compensation becomes the focal point — sometimes before strategy, structure, or overall transaction dynamics are even considered.

The offer that was ultimately submitted was significantly below market expectations and structured in a way that made it difficult for the seller to take seriously.

The property never went pending with that buyer as a result of that attempt.

Not All Transactions Require the Same Level of Thought

Sometimes, doing the math involves looking beyond the immediate number.

Real estate decisions are complex, human, and financial all at once. Small percentage differences in compensation rarely determine the success or failure of a transaction.

Preparation, positioning, timing, and negotiation strategy often matter far more.

Different agents structure their businesses differently.
Some compete primarily on pricing.
Others focus on depth of involvement, negotiation experience, availability, and local market knowledge.

But it’s worth understanding that when one agent is involved on both sides of a transaction, the work does not automatically become simpler — and the outcome is rarely improved by focusing only on a small percentage difference in compensation.

I recently got contacted by one of the children of a couple who had passed away. I went over to talk with them about listing the home. The second I saw it, I immediately knew I had at least two buyers who would likely be interested.

As it turned out, they already had a buyer lined up and decided to go the FSBO route. Fair enough — good luck! They were selling it for high $200s and figured they were saving the listing compensation ($8k+).

Maybe.

What they didn’t know was that one of my buyers would likely have paid up to $330,000 for that home. In other words, by quietly selling it themselves, they may have left roughly $21,000+ on the table — even after “saving” the commission.

And I’m quite sure I wasn’t the only realtor with buyers who would have been interested.

Can you say bidding war?

It gets better.

The SAME DAY they told me they were going the FSBO route, I got a phone call from another couple asking about that property (they were familiar with it). Apparently, the Happy Trails hot tub gossip network was working overtime and, coincidentally, they saw my golf cart parked there (hard to miss) and assumed I was listing it.

Nope. Sorry. Already sold.

Again… can you say bidding war?

The reason I’m telling this story is because many FSBO sellers think they are “cutting out the middleman” and keeping more money in their pocket. Sometimes that works out. But what many people fail to consider is the massive network good realtors build over years of working in a community.

The second a new listing hits the market — especially a desirable one — many of us are immediately texting, calling, emailing, and matching it against buyers we already know are searching.

Then there’s the MLS exposure which pushes your property to Zillow, Realtor.com, Redfin, and thousands of other websites. Add in Facebook, Instagram, YouTube, email marketing, agent groups, and local databases and suddenly your little cardboard sign out front starts looking pretty small.

Now, not every property is a sizzling hot listing. Some homes are tougher sells than others. But even then, you are still potentially missing buyers by relying on the Happy Trails grapevine to do the marketing for you.

And honestly?

“I heard it in the hot tub” is not a marketing plan.

Seriously. Do the math. Then call me.

Many owners say:

“I’m thinking about keeping my place and renting it out.”

That may be a great idea.

Or it may not.

The best way to decide is to do a little math.

Example Scenario

Let’s assume:

• Your home is currently worth $220,000

• It is paid off

• Your total carrying costs are $625 per month, including:

  • HOA dues

  • Property taxes

  • Insurance

  • Utilities while the home is vacant

  • Pest control

  • Cleaning between tenants

  • Ongoing maintenance

That means your annual carrying costs are:

$625 × 12 = $7,500 per year

Step 1: What Could You Net If You Sold?

If you sold the property and paid approximately 7% in selling costs (commission, title, and closing costs), your net proceeds might be approximately:

$204,600

Step 2: What Could That Money Earn Elsewhere?

Let’s assume you invested the proceeds in a conservative account earning 4% per year.

$204,600 × 4% = $8,184 per year

That means your money could potentially earn more than $8,000 per year without:

• Tenants

• Repairs

• Vacancy

• Property management

• Landlord headaches (HOA paperwork, rental agreements, security deposits)

• Rising costs over time

Step 3: How Much Rent Would You Need to Match That?

To justify keeping the property, your rental income should at least cover:

1. Annual carrying costs: $7,500

2. Investment income you are giving up: $8,184

Total annual rent needed:

$15,684

Step 4: If You Rent Only During the Winter Season

If you rent the property for five months:

$15,684 ÷ 5 = $3,137 per month

Rounded:

You would need to rent the property for approximately $3,100 per month for five months just to match what your net sale proceeds could earn at 4%.

What If You Can Rent It for More?

• $3,000/month → You are close to break-even.

• $3,500/month → Keeping may be very attractive.

• Less than $3,100/month → Selling may be the better financial choice.

The Real Question

Most people ask:

“Will the rent cover my expenses?”

But the better question is:

“Is the rental income high enough to justify keeping more than $200,000 tied up in the property?”

That is the number that really matters.

My Take

If your paid-off Happy Trails home can command strong seasonal rent, keeping it may be an excellent option.

If not, selling and investing the proceeds could provide a solid return with far less work and risk.

Other Factors to Consider

This is a simplified example. Your actual results may be better or worse depending on:

• Future appreciation (or depreciation) of the property

• Potential capital gains taxes if you sell

• Taxes on rental or investment income

• Major repairs and replacements

• Vacancy and tenant-related issues

• Whether you still want to use the home yourself

There’s been some confusion around “Coming Soon” listings and how homes are marketed, so let’s talk about what really matters—exposure.

Because at the end of the day, this isn’t about rules for the sake of rules.
It’s about getting a seller the best possible outcome.

What you should want as a seller

If you’re selling your home, ask yourself this:

Would you want your property fully marketed to the entire pool of buyers…
or quietly sold with limited exposure?

Seriously, do you even need to think about that?

Why the MLS matters

When a home is listed in the MLS, it doesn’t just sit there.

It gets:

• Seen by every agent working with buyers in the area

• Shared across major home search sites 1000’s of websites across the internet

• Exposed to a much larger pool of potential buyers

That creates:
👉 competition

And competition is what drives:
👉 stronger offers and better terms

What happens without full exposure

If a home is marketed in a limited way—or shown before it’s widely available—you may end up with:

• Fewer buyers seeing it

• Lower offers

• Less leverage in negotiations

And sometimes:
👉 a home going pending before most buyers even knew it was available

Where “Coming Soon” fits in

“Coming Soon” can be a useful tool when used correctly.

It allows a home to be:

• Introduced to the market

• Seen by agents and buyers

• Positioned before showings begin

But during that time:
👉 it should not be shown

Because the goal is to build interest, not quietly sell it early.

Why agents follow strict MLS rules

Realtors operate under strict MLS guidelines, including what’s called the Clear Cooperation Policy from the National Association of Realtors.

In simple terms:

• If a property is publicly marketed (for example, a yard sign is up),
  👉 it MUST be entered into the MLS within 1 business day

The purpose of this policy is straightforward:
👉 to make sure listings are shared broadly, not kept limited to a small group

Bottom line

The more people who see your home:

• The more interest you generate

• The more competition you create

• The better your chances of maximizing value

That’s the purpose of the MLS.
And that’s why proper exposure matters.

It feels like progress.
You’ve got an offer. You’re “under contract.”

Not so fast.

When you accept a contingent offer, your home is no longer fully available to other buyers.
Even if you’re still allowing showings, here’s what actually happens:

👉 Buyers see “contingent” or “pending”… and move on.
👉 They don’t ask questions. They don’t dig deeper. They never even look.
👉 In fact, many buyers filter these out of their online search completely

Taken from realtor.com search filters:

“But it has a kick-out clause…” you say

Buyers don’t know that.
And many don’t even know what kick-out clause means.

All they see is:
Contingent. Already spoken for.
Or many don’t see your home at all.

What this actually does to your listing:

• Showings likely stop or slow to a trickle- if you’re lucky

• You turn away buyers who have cash or are already qualified to get a loan

• Your buyer pool is nearly non-existent

Your home is technically available…
but functionally, it’s not.

And timing matters. Right now matters.

Happy Trails is still in the high selling season.

• 15 currently pending/contingent

• 14 closed since March 1, 2026

Property is really moving.

Taking your home off “active” and making it contingent is risky right now.

And here’s what’s happening behind the scenes:

Nationally, a higher percentage of homes are falling out of escrow compared to recent years.

Meaning:

👉 Your buyer may get their home under contract…
👉 But there’s a higher chance their deal falls apart

And if that happens?
Your deal falls apart too.

A better approach:

Tell the buyer:

Come back when you’re about 10 days out from closing on your home

or

Make the earnest money hard. The buyers need some skin in the game. This may also tell you how serious they are about closing on your home. You don’t want them putting yours on hold while still looking for a better home at a better price.

And if you do accept a 30-day contingency (without a kick-out clause)?

👉 Don’t keep renewing it.

If no one is viewing your home, there’s a reason:
IT’S MARKED CONTINGENT!

Tell the buyers to come back when their home is actually pending so you can evaluate whether their offer is strong enough to take your home off the market.

Of course, every offer is different.

Some might make sense:

• Large, hard earnest money deposit

• Buyer’s home already a few weeks to closing

• Buyer has made it worthwhile in another way (full price, etc.—still risky, but different conversation)

• Personal reasons

But those are exceptions—not the norm.

Bottom line:

A contingent offer doesn’t sell your home.
It puts it on hold—think temporarily off market.
Or worse, a placeholder for the buyer in the event that they don’t find a better property.

And while it’s marked “contingent”…
the buyers you actually want may never even show up… even though they’re out there looking.

So far in 2026, two homes in The Grand have sold for $250,000 or less.

That’s notable because The Grand is generally considered a higher price-point community than Happy Trails, and those homes are stick-built with garages.

Meanwhile in Happy Trails, there are currently 28 properties listed at $250,000 or higher.

Yes, the two homes that sold in The Grand were somewhat dated inside and out. But the reality is that many of the homes currently listed in Happy Trails at $250K and above are dated as well.

Buyers notice this.

And buyers compare communities.

When buyers start looking at homes around $250K in Happy Trails, many of them begin asking what that same money might buy in other communities.

If someone can spend roughly the same amount of money and purchase a stick-built home with a garage in The Grand, some will choose that option instead of a manufactured or smaller stick-built home on a smaller lot in Happy Trails.

Many buyers start their search in Happy Trails and then head over to Arizona Traditions, Sun City West, The Grand, or Sun City to continue their search.

Buyers are weighing value for the money, ease and cost of lending, amenities, and overall housing type, and many are choosing to purchase in those communities instead.

I’ve also mentioned before that a $300K+ home in Happy Trails is an outlier sale.

And when buyers move beyond the $250K comparison, the options expand even further.

For example, at $400K (and under) in The Grand, there are currently 54 homes available, including two with pools.

Buyers see those options and make decisions based on them. Right now some buyers who start their search in Happy Trails are ultimately purchasing in other communities.

In the end, are Happy Trails properties priced too high?

Based on current sales and inventory, the numbers are beginning to suggest they are.

And buyers are responding accordingly.

Notable activity

Showings have picked up slightly. From what I’m seeing, properties that are priced right, presented right, have great photos, are decluttered, and truly move-in ready are attracting attention.

What this means for sellers

If you are selling or thinking about selling, your property needs to be in pristine condition. Clean it out and clean it up. Photos show everything — the good, the bad, and the ugly.

Don’t chase a high price. That will only delay your sale and often result in a lower final price. Get it ready now. This is the selling season. Don’t wait until April assuming it will sell during the summer after the patio furniture gets stacked inside, the thermostat is left at 90+ degrees, and everyone has gone home. That approach typically adds days on market, and by next fall buyers start asking why the home hasn’t sold. They assume it’s overpriced, or something is wrong with it.

If you get a reasonable offer, take a hard look at it. Competition is growing. Every week more homes are added for sale, and more are reducing prices.

What this means for buyers

Inventory is growing and sellers are adjusting prices, giving buyers more leverage than we’ve seen in a while. But the best homes — priced right, move-in ready, and well presented — are still drawing quick interest. Don’t assume everything will sit. Be prepared, know your priorities, and be ready to act when the right home appears. Reasonable offers and negotiations are back on the table. The buyers who do best in this market are informed, ready, and decisive.

The takeaway

A lot of buyers are watching the market and waiting for their happy place to hit the right price. When it does, they move quickly. If you find a home you love, don’t wait too long — someone else may act first. Step in, make an offer, and see if you and the seller can meet at a price that works for both.

But I’ve learned something interesting over the last few years. Before people decide to buy here, many of them quietly check out our online community spaces first. It makes sense. They’re trying to get a feel for what living here is really like.

When those spaces reflect the fun, helpful, neighborly side of Happy Trails, it reinforces why this is such a special place to call home. When they become dominated by ongoing complaints and arguments, it can unintentionally give potential new neighbors the impression that the community is more negative than it actually is.

In reality, the vast majority of residents here are positive, social, and easy to get along with. The everyday life inside the gates is much brighter than many posts and comments might suggest.

It’s easy to forget that what we put out publicly becomes part of the picture others see when they’re deciding if Happy Trails feels like home. First impressions aren’t just formed at the gate — they’re formed online too.

Happy Trails really is a welcoming community. The more we reflect that in how we show up — online and in person — the more likely it is that future neighbors who fit our culture will feel excited to join us.

A Month Defined by Precision, Not Volume

December 2025 offered a clear read on the Happy Trails real estate market — not through speculation, but through results.

📊 December 2025 Happy Trails — At a Glance

• Homes sold: 9

• Total sales prices: $1,732,500

• Total market activity (buyer + seller sides combined): $3,465,000

• Homes sold at or below $217,200: 6

• Mid-range homes sold: 2 (both on the golf course)

• Top sale: $295,000: 1

My December 2025 production:

• Total volume: $1,048,200

• Share of total market activity: 30.3%

Includes one transaction where I represented both the buyer and the seller.

What Sold — and Why

Of the nine homes that closed in December:

• Six sold at or below $217,200

• Two were mid-range homes, both on the golf course

Lower-priced homes continue to move when priced correctly.
Mid-range homes take longer unless they offer a strong differentiator — and in December, that differentiator was golf course location.
Top-end homes still sell when pricing, condition, and expectations align.

December wasn’t about broad momentum.
It was about discernment.

Looking at the Full Market Activity

Every real estate sale involves both a buyer and a seller. So, while nine homes sold, the full amount of real estate activity moving through Happy Trails in December totaled:

• Total closed sales prices: $1,732,500

• Total market activity (both sides combined): $3,465,000

This provides a more complete view of how much real estate business actually took place in the community during the month.

My Role in December’s Market

Within that activity:

• My total December sales volume: $1,048,200

• That represents 30.3% of all Happy Trails real estate activity for the month

For clarity, one December transaction was a home where I worked with both the buyer and the seller, which is reflected in my totals.

What stands out is not just the share of activity — but where those sales occurred.

I handled a significant portion of the upper price tiers, including:

• both sides of a $295,000 transaction

• a $241,000 sale

• a $217,200 sale

Higher-value homes demand sharper pricing, stronger positioning, and steadier negotiation. Consistently closing in this range reflects experience and execution.

A Note on Vacant Lots

Vacant lots remained largely stagnant through December, consistent with buyer behavior late in 2025. Construction costs and timing continue to temper demand.

That said, as we move into 2026, seasonal momentum and clearer construction expectations may help lots regain traction, particularly for buyers planning ahead rather than reacting to inventory.

The Takeaway

December 2025 reinforced a clear reality in Happy Trails:

• Entry-level homes move when priced correctly.

• Mid-range homes need a compelling reason to stand out.

• The top end still works when execution is precise.

• Lots paused — but may re-enter the conversation in 2026.

Markets don’t reward noise.
They reward pricing, positioning, preparation and precision.

When a Seller Chooses to Stop Doing Business with a Buyer
(Even if the price finally improves)

This surprises buyers more often than you’d think.

A seller receives a very low offer.
They decline it.

The buyer comes back — still low.
Declined again.

They come back a third time, a little higher.
Still no.

Eventually, the buyer reaches a number that, on paper, looks like something the seller might counter.

And yet… the seller says no.

Not because of the number.
Because of the buyer.

Sellers don’t just evaluate price — they evaluate pattern

Every offer tells a story.

Not just what the buyer is willing to pay, but how they negotiate.

After multiple low offers, many sellers stop asking:

“What’s the best price we can get?”

And start asking:

“Do I really want to spend the next 30–45 days dealing with this dynamic?”

Repeated low offers often signal — fairly or not — a buyer who:

• Negotiates by pressure

• Tests boundaries repeatedly

• Is likely to push again later

By the third attempt, sellers aren’t reacting to price anymore.
They’re projecting behavior.

The inspection phase is already playing in the seller’s head

This is the part buyers tend to underestimate.

Sellers assume:

• If the buyer pushed this hard on price up front

• They will push again during inspection (with the property already 10+ days off market)

• And possibly again at appraisal

• And possibly again and again

So even when a more reasonable offer finally appears from the buyer, the seller thinks:

“If this is how it starts, how does it end?”

What looks emotional from the outside is often just risk assessment based on the prior experiences.

Timing matters more than buyers realize

Here’s an uncomfortable truth:

An offer that would have been countered first
may be rejected outright later.

Because by then:

• Trust has thinned

• Fatigue has set in

• The seller feels worn down by saying “no” over and over

Sellers want a good price — but they also want a clean transaction.

Sometimes they’ll choose less stress over more money.

This is why I’m intentional about process on both sides of a transaction.

In my last blog post, I shared the November 2025 numbers, but I wanted to put them in context — because numbers without context don’t actually help anyone make good decisions.

So, here’s a clean comparison of November 2024 vs November 2025 at Happy Trails.

Same month. Same community. Very different market behavior.

November 2024 – Closed Sales Snapshot

• Total sales: 7

• Average sale price: $256,325

• Median sale price: $250,000

Price range ran from $130,000 up to $380,675, with several higher-end homes pulling both the average and median upward.

This was still a market where:

• Buyers were willing to stretch

• Higher-priced inventory was moving

• Fewer total sales, but stronger price points

November 2025 – Closed Sales Snapshot

• Total sales: 10

• Average sale price: $202,450

• Median sale price: $202,500

Prices clustered much more tightly, mostly between $165,000 and $205,000, with only a couple sales pushing above that range.

This tells a very different story:

• More buyers showed up

• They just bought lower-priced homes

• Activity shifted down-market instead of up-market

The side-by-side comparison

• Sales volume: up 43% year-over-year

• Average price: down ~21%

• Median price: down ~19%

That’s not a crash.
That’s a repricing of buyer comfort.

Buyers didn’t disappear — they became selective.

What actually changed

This wasn’t about one weird sale or one outlier.

The median confirms it:

• In 2024, the middle sale was $250,000

• In 2025, the middle sale was about $202,500

That’s a meaningful shift in what buyers were willing — and able — to pay.

Higher-priced homes still sold, but they were no longer the backbone of the month.

What this means if you’re selling in 2026

This is the part that matters.

If you’re planning to sell in 2026, the market is likely to reward strategy, not optimism.

A few takeaways I’d be thinking about early:

• Pricing matters more than ever.
  Buyers are active, but they’re anchored to value.

• The “we can always come down later” approach is riskier.
  Early momentum matters more now than it did a few years ago.

• Homes that fit the current buyer profile will move first.
  Layout, condition, and total monthly cost are driving decisions.

• Higher-end homes can still sell — but they need sharper positioning.
  Price, presentation, and patience all come into play.

The good news?
This is still a market with buyers.

The adjustment is how and where they’re buying — not whether they exist.

As always, the right strategy depends on your home, your timing, and your goals. But November gave us a very clear signal about where buyer demand actually landed.

One quick note: Year-over-year averages can be misleading when the mix of homes sold changes. November 2025 didn’t show a broad value drop across Happy Trails — it showed buyers concentrating their purchases in lower price ranges. Comparable homes still matter, and pricing needs to reflect today’s alternatives, not last year’s momentum.

November gave us a very clear picture of what’s working — and what isn’t — in Happy Trails.

Here’s what closed in November:

• Prices ranged from $130,000 to $315,000
• Average sale price: ≈ $206,600
• Median sale price: ≈ $204,000

Sales included park models, single-wide’s, stick-built homes, and RV lots — a good cross-section of the community.

For longer-term context, November 2024’s average sale price was about $256,000, compared to roughly $207,000 this November. That difference reflects fewer higher-end closings and a market that’s become far more price-sensitive — not inactive.

The biggest takeaway? Days on market mattered. A lot.

➡️ About 60% of the homes that sold went under contract within the first 60 days.
These properties typically sold very close to list price, many within the first few weeks.

➡️ The remaining 40% sat much longer — in some cases several months — and required price reductions or concessions to finally sell.

There were very few sales in the “middle” range. Homes either connected with buyers quickly… or struggled to regain momentum once time worked against them.

What buyers are responding to right now:
✔️ Realistic pricing from day one
✔️ Clean, well-maintained, clutter-free homes
✔️ Listings that feel cared for and ready to enjoy

Brand new isn’t required — but price and presentation matter.

Bottom line:
This continues to be a split market in Happy Trails. Motivated sellers who price strategically are being rewarded. Others are still selling — but often after chasing the market down, down, down.

As we move deeper into peak season, one thing is clear:
Your first 30 days on the market matter more than ever.

October was a split market — motivated sellers who priced right saw contracts within 60 days and held nearly full value. Overpriced or overlooked listings lagged past four months and took noticeable cuts.

As we head into high season, the message is clear: position early, price strategically, offer a great product, and make your first 30 days count.

📊 Market Reality Check

While October sales stayed steady, inventory has ballooned — with roughly 80 homes now available.
That’s one of the highest active counts we’ve seen in years, creating a market where buyers have choices and sellers have competition.

Well-priced homes that show beautifully are still moving, and older homes that are priced right, clean, well-maintained, and clutter-free are getting attention too. Buyers are responding to listings that feel cared for — not necessarily brand new, but updated, tidy, and ready to enjoy. Stale homes (too many days on market), on the other hand, are sitting and often taking price cuts after 60 days.

This is a split market in the truest sense: motivated sellers who price realistically are closing deals near full value, while others are chasing the market down.

💡 What Sellers Should Do Now

With inventory this high, it’s not enough to simply “be on the market.” Buyers have options — and they’re looking for value, care, and presentation.

If you’re planning to sell this season:

• Start with pricing realism. Look closely at comparable sales from the past 60 days, not last spring.

• Invest a little in first impressions. A deep clean, decluttered space, and small refreshes (lighting, bedding, or deck/patio details) go a long way.

• Service the systems. Buyers notice when HVAC, roofs, and plumbing are in order — and they equate that with confidence. Leave your service info on the counter.

Example: My recent Bliss Realty listing on Lot 542 sold for $244,000, one of the stronger October closings in the mid-range price tier. It’s proof that well-presented homes continue to draw solid offers, even in a crowded market.
